Should You Repair or Replace Your Roof?

Depending on the age and overall condition of your commercial roof, there are several options you can take in order to improve the quality and lifespan of your roof.

Repair – When the roof has suffered minor damage but is in good shape overall, you rarely need to go so far as to re-cover or replace the roof. Some simple repairs should be enough to get your back in good shape and costs much less than doing a replacement.

Re-Cover – Essentially adding an extra layer, doing a re-cover will add a secondary membrane over your current roof material. This adds an additional layer of protection for your roof. This is a great option for old roofs that still have good insulation. It is quicker to install and much cheaper compared to doing a full roof replacement.

Replacement – If the roof is old and damaged, the only option may be to do a complete tear-off and add replace it with new roofing materials. This the best option when the roofing insulation also needs to be replaced and your looking to update the roof to a newer, energy efficient roofing material.

If you’re looking for a solution that allows you to extend the life of your roof, you might consider having a roof coating applied. This is a cheaper and faster method of adding extra protection to your roof then repairs or a re-cover. It won’t have the some level of protection as a re-cover, but it is a cost effective option when you are looking for a short term solution to improve your roof.
